Start with the Age of Your Roof
Age is the first thing to check. Most asphalt shingle roofs last somewhere around 20 to 30 years, depending on the material and how well they were installed. If your roof is pushing that range and giving you trouble, replacement is usually the smarter long-term move.
If you don't know how old your roof is, check any paperwork from when the home was bought or last worked on. When that's not available, a roofer can usually give you a good estimate after a look.
Signs You Can Spot from the Ground
You don't have to climb up to catch warning signs. A few things are visible right from your yard:
- Shingles that are curling, cupping, or buckling
- Bald spots where the granules have worn away
- Missing shingles after a storm
- A roofline that looks like it's sagging
- Dark streaks or heavy moss and algae growth
One or two of these might mean a repair. Several of them together usually point toward replacement.
What Shows Up Inside Your Home
Sometimes the roof tells you it's failing from the inside. Water stains on your ceiling, damp spots in the attic, or daylight coming through the roof boards are all red flags. So is a sudden jump in your energy bills, which can mean your roof is no longer sealing in heat the way it should.
Repair or Replace?
Not every problem means a full replacement. A few missing shingles or a small leak can often be repaired, especially on a newer roof. The math changes when the roof is old, the damage is widespread, or you're paying for repairs every year.
A good roofer will tell you honestly which way to go. If a repair buys you real time, that's the call. If you'd just be putting money into a roof that's near the end, replacement saves you more in the long run.
